Late Real Estate Icon Jeff Hyland’s Beverly Hills Estate Hits the Market for $23.5 Million

The former Beverly Hills residence of renowned Los Angeles real estate broker Jeff Hyland has entered the luxury property market with an asking price of $23.5 million. The Hollywood Regency-inspired estate, which he shared with his wife, artist Lori Hyland, for more than two decades, reflects his lifelong appreciation for architectural heritage and exceptional homes.

Hyland was one of the most influential figures in Los Angeles luxury real estate. In 1993, he helped pioneer the boutique brokerage model by cofounding Hilton & Hyland, which later became a founding affiliate of Christie’s International Real Estate. Over his four-decade career, he negotiated some of the city’s most significant property transactions, including the landmark $150 million sale of the Chartwell Estate in Bel Air to media executive Lachlan Murdoch in 2019.

Following his death in 2022 at the age of 75, Hyland left behind an enduring professional legacy. Beyond his success in real estate, he was also an architectural historian and author of two notable books documenting Beverly Hills’ celebrated estates. A Los Angeles native, he developed a deep appreciation for the city’s architectural character from an early age.

Now, his former residence, known as Casa Alta Tierra, is being offered for $23.5 million. Located in the prestigious Trousdale Estates neighborhood, the property was purchased by the couple in the early 2000s. Originally built in 1970, the five-bedroom, seven-bathroom home underwent extensive updates during their ownership, transforming it into a sophisticated, light-filled retreat designed for both comfortable living and entertaining.

Spanning approximately 8,600 square feet across two levels, the residence sits at the end of a cul-de-sac on an elevated promontory. A spacious motor court framed by towering palm trees creates an impressive arrival experience. Inside, a skylit entrance vestibule features fluted classical columns and striking dark chevron-patterned wood flooring, setting the tone for the home’s elegant interiors.

Expansive glass walls connect the main living areas with the surrounding landscape, allowing natural light to flow throughout. At the center of the home, a generous open-plan living space features a double-sided fireplace and a dramatic curved window wall. The adjoining salon transitions into a formal dining area and a beautifully appointed kitchen, complete with sage-green cabinetry, premium appliances and an integrated breakfast nook.

Additional interior spaces include an oak-paneled study with built-in shelving and a dedicated art studio. The primary suite occupies its own private wing, offering a more secluded retreat. Highlights include a turf-covered balcony, a separate office and two bathrooms, one of which features an indoor plunge pool.

The outdoor setting is equally impressive. Spread across more than half an acre, the professionally landscaped grounds include an orchard that produces seasonal fruits and vegetables. A covered loggia sits alongside an infinity-edge swimming pool and spillover spa, both positioned to capture sweeping views stretching from the city skyline toward the ocean.

An attached two-car garage completes the property.

Listed through Hilton & Hyland agents Felix Pena and Chad Rogers, Casa Alta Tierra offers a rare opportunity to own a home associated with one of Beverly Hills’ most influential real estate figures. Beyond its architectural appeal and impressive amenities, the estate carries a personal connection to the man who helped shape the modern luxury property market in Los Angeles.
