Mystery Buyer Spends $311 Million to Build a Massive 19-Acre Waterfront Estate in Naples

An unidentified buyer has invested an extraordinary $311 million assembling nearly 19 acres of prime waterfront real estate along Gordon Drive in Naples, Florida. Located in the exclusive Port Royal neighborhood, the acquisitions have sparked speculation about what could become one of the most ambitious private residential developments in the area.

According to The Wall Street Journal, the mystery purchaser began the buying spree in 2025, spending $225 million on an approximately 15-acre compound formerly owned by Canada’s DeGroote family. The transaction involved three adjoining properties and established a record for the most expensive residential sale in Florida’s history.

The buyer returned roughly 14 months later to acquire a neighboring property for an additional $86 million. The sellers were Ralph and Shelly Stayer, minority owners of Major League Baseball’s Milwaukee Brewers. Both transactions were conducted through a land trust, with nondisclosure agreements keeping the purchaser’s identity confidential.

Although the buyer’s plans have yet to be revealed, there are indications that the existing properties could soon undergo a major transformation. According to The Real Deal, demolition permits have been submitted, and local authorities have approved the removal of several structures, including existing residences and guesthouses. Applications for potential new construction remain under review.

For now, the scale and purpose of the project remain unknown. However, local real estate professionals are keeping a close eye on the developments. Yasmin Saad, co-founder of Naples-based Saad Team, told the Journal that she believes something significant is planned for that section of Port Royal, although the details remain unclear.

The investment comes as Gordon Drive continues to attract some of the country’s wealthiest property buyers. The street has recorded more than $1 billion in residential transactions since 2020, according to the newspaper. Nearby, Gordon Pointe, another expansive waterfront estate, is currently seeking $271 million, placing it among the most expensive residential listings in the United States.

South Florida has increasingly become a destination for wealthy buyers looking to acquire multiple neighboring properties and combine them into enormous private compounds. A similar purchasing spree took place last summer in Palm Beach, where Microsoft pioneer Charles Simonyi was believed to be behind an estimated $350 million acquisition along North Ocean Boulevard.

That collection of properties included two oceanfront parcels previously owned by Estée Lauder heir William Lauder, as well as neighboring residences belonging to media executive Cathie Black and her husband, attorney Thomas Harvey.

These high-value transactions reflect a growing trend among ultrawealthy homeowners: purchasing adjoining parcels to create expansive private estates with greater privacy, space, and development potential.

With $311 million already invested in Naples, the mystery buyer’s next move could reshape one of Florida’s most prestigious waterfront neighborhoods. Until construction plans and ownership details emerge, the future of the sprawling Gordon Drive estate remains one of the region’s biggest real estate mysteries.
